I rarely give reviews on services rendered but when I meet and receive impeccable service, I feel others should know that there’s still professional business's with integrity, grace and compassion. Two days ago,Tyler, the owner of the business and his team saw me and my family as people with an emotional attachment to our parents home of 49 years, finalized the sale of our parents and family home. With empathy and humble grace, they gave us an absolute great offer and was patient with us as we worked together throughout the process. We were not treated as a business opportunity but as family going through what many of us will experience as our parents age and the property being sold to assure their better quality of life with their remaining time on earth. I know it needed work and he said they would take care of everything. We signed the contract for a good price considering the condition, and closed two weeks later. There’s not a lot of companies out here today that do what they say and when I met Tyler and Joe from Charm City Builders The stress of the estate sale was over. They did exactly what they said they were gonna do, and went above and beyond on certain things. The house that we were selling was in the family for over 35 years a lot of memories, lotta good times, and the fact that they respected that and understood what it meant to us was unbelievable! Yes, we had tried other companies and it was just an insult with what they wanted to give us for our house! When Tyler and Joe came out, it was a fresh breath of air. If you need to sell your home for cash, Charm City Builders is the company you can trust. I worked with Shane on the sale of my mother's home and he kept me informed throughout the process. He was always available by phone or text and quickly followed up with me on any concerns from initial offer to settlement and transfer of funds. Lots of companies offers a quick cash sale but Shane and Charm City Builders are the real deal. I highly recommend them and will use them in the future if the situation warrants.
Just sold my mother in law’s house to charm city builders. Had a great experience with them. Other investors were making insulting lowball offers. Tyler came out and met my husband and I personally. The house was so old and overwhelming, and Tyler was so compassionate and understanding. Made us the best reasonable offer. Would definitely recommend and use them again if needed.
Gave me a real low ball cash offer of$140000 saying there was only a little wiggle room for negotiation. They eventually went up to $165000. That does not sound like a little wiggle room. I decided to list with an agent and closed for 210000 cash offer. Do your homework beforehand.

We called Charm City Builders on a referral from a family member in relation to an estate settlement. Tyler (thank you for your service Marine!) contacted me immediately and worked around my schedule due to the travel distance to the property. He was very forthcoming in the assessment process and how they arrive at an offer price. We did a walk through and he drafted up an offer sheet on the spot. Based on a little research, I had come up with a ballpark value and surprisingly, we weren't far off. We were able to agree on a value before departing. The sale process itself was quick and exactly as stated. We were extremely satisfied with the entire process.If you are looking to maximize profit on the sale of your home, companies like this may not meet your expectations. If you are trying to expedite the sale of a home due to inability to update/repair yourself, enheritance or just liquidating assets, Charm City Builders is an outstanding choice. Charm city purchased my home recently and they were very professional, they moved quickly in settling the house. After they purchased it, they completely remodeled the home and it looks AMAZING!!! I highly recommend Tyler and Shane, they were great to work with!!!!
I dealt with this company last year. I has a young man come out to my home and look at it. I explained that I did do several renovations including installing central air, a new backyard shed, and new windows. But this company made me an offer that was a total joke. I spoke to another home owner and he told me the exact same thing that they want you to give them your house for nothing! He said he would fix up his house himself and sell it . That is his advise but I didn't have the money to fix up my home so I had to sold it as it was. I do not recommend homeowners use this company to sell your house you are better off using a realtor. Please stay away from them!
Bought a house from this company and a few years later the stucco is falling off the side of the house. I had several companies come out and they said stucco should last 40 to 50 years but that Charm City Builders installed it completely wrong. I spoke with Charm City Builders and they told me that they refuse to do anything about it or even come and look. They also cut corners on their drywall inside. They don't pay for screws to hold drywall up but cheap nails which are sticking out and popping in nearly every room of the house. This company cuts corners everywhere they can, they're too big to do quality work and too big to care. Now I'm stuck with a bill for new stucco at over $10k when we paid a premium for this house a few years ago. Run!
